At Award Property Management, we’re confident in our ability to find the right tenant for your home quickly and efficiently. That’s why we proudly offer our 30-Day Leasing Guarantee, available exclusively with our Core and Peace of Mind management packages:

If we are unable to lease your home within 30 days, we will waive your first month’s management fee entirely!

Here’s how it works:
Once your property is rent-ready and listed on the market, our team works diligently to market your home, screen applicants, and secure a qualified tenant.

If we don’t successfully lease your property within 30 days, you won’t pay a management fee for the first month once we do secure a tenant.

Tenant Placement Guarantee

We’re confident in our ability to place reliable tenants in your property, which is why we offer our Tenant Placement Guarantee— exclusively available to our Core and Peace of Mind property management packages.

If a tenant does not fulfill at least 10 months of their lease term, we will find you a qualified replacement tenant at no additional cost. The only exception to this guarantee is a federal military relocation, as these circumstances are beyond anyone’s control.

Eviction Protection Guarantee

At Award Property Management, we are confident in our rigorous tenant screening process. However, in the rare event that an eviction becomes necessary, we’ve got you covered. With our Eviction Protection Guarantee, included in our Core and Peace of Mind packages, we ensure you’re shielded from the financial burdens typically associated with evictions.

If we ever need to evict a tenant due to non-payment of rent, we will:
Cover all eviction filing fees. Handle broker representation fees for court appearances. Pay for the Writ of Possession fees. As an additional benefit, with our Peace of Mind management package, we will cover the cost of removing tenant belongings to the curb.

Evictions can cost property owners anywhere from $129 for a single initial filing to over $1,000 when factoring in additional expenses like the Writ of Possession. Our goal is to help you avoid these expenses and minimize the loss of income normally experienced during an eviction process.

Important Details:This guarantee applies strictly to evictions caused by non-payment of rent. It does not cover:

Lost rental income.
Property damage.
Cases elevated outside the Justice of the Peace court system.

Rent Protection Guarantee

If your tenant defaults on their rent payment, we will step in to ensure you are not left without income. Under this guarantee, you’ll receive up to one month of protected rental income, providing financial stability while we handle the situation.

This is just one more way Award Property Management prioritizes your investment and ensures that you are never alone in navigating unforeseen challenges. With the Rent Protection Guarantee, you can focus on the big picture while we take care of the rest.

Pet Protection Guarantee

As part of our Core and Peace of Mind management packages, Award Property Management offers a Pet Protection Guarantee at no additional cost to property owners. We ensure that your home will not incur damage from any approved pet that has been screened and placed by our team.

Through our partnership with a third-party organization, PetScreening.com, we thoroughly vet pets with the same diligence as we screen tenants. This proactive approach addresses potential concerns before they become issues. Each pet is screened to ensure compliance with current records, and all service or companion animals are validated.

In the rare event of pet-related damages exceeding the tenant's security deposit, we pledge to cover repair costs up to $1,500. Please note that damages caused by humans or tenant neglect are not covered under this guarantee. Award Property Management retains the right to seek reimbursement from tenants for any damages incurred.

With this guarantee, you can rest easy knowing your property is protected while allowing approved pets to make it their home.

Rental Payment Guarantee

At Award Property Management, we understand the importance of timely rent payments. That’s why we offer our Rental Payment Guarantee: If your tenant pays rent on time, we guarantee that your monthly payment will be processed by the 10th of each month (or the next business day if the 10th falls on a weekend or holiday). This ensures you receive the peace of mind you deserve.

Note: While we guarantee payment processing by the 10th, depending on your financial institution, it can take up to 72 hours for the funds to clear in your bank account.

Property Code Compliance Guarantee

At Award Property Management, we ensure your property always meets Texas Property Code requirements. From locks to smoke alarms, we make compliance a top priority. If for any reason your home falls out of compliance while under our management, we will cover the costs to bring it back up to code at no charge to you.

Additionally, we stay ahead of the curve by monitoring changes in Texas regulations, ensuring any new laws or requirements are promptly implemented. Rest easy knowing your property is not only protected but also compliant with all state standards!
