Resident Benefits Package
The Award Property Management Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home easy. This is a requirement for all homes under our management and find the exact terms and conditions are in the lease agreement.
By applying, Applicant agrees to be enrolled and to pay the applicable cost of $50.00/month, payable with rent.
Below is a list and description of the Benefits included in this package, subject to property mechanicals or other limitations:
HVAC AIR FILTER DELIVERY
Award Property Management will facilitate delivery of HVAC filters to the property every 30 days under the Utility & Maintenance Reduction Program.
LIABILITY INSURANCE REQUIREMENTS & OPTIONS
Tenants are required to maintain liability coverage of at least $100,000 for property damage and personal liability throughout the lease term. Proof of coverage must be provided before occupancy, at lease renewal, and upon request. Tenants can either (1) be automatically enrolled in the Landlord’s Master Policy via the Resident Benefits Package (RBP), starting on the lease's effective date, or (2) obtain independent coverage that meets Landlord requirements and provide timely proof of insurance. Failure to provide proof or maintain coverage will result in automatic enrollment in the Master Policy and a $25 lease violation fee.
MOVING CONCIERGE SERVICE
The moving concierge service is a third party company which assists Tenants in activating utilities, internet, cable and alarm services with one simple phone call rather than individualized requests to specific companies. The Utility Concierge Program simplies the process of transferring all services and utilities into the name of incoming Tenants. Don’t forget to ask for your account numbers… You’ll need those to move in!
CREDIT BUILDING
Landlord provides credit reporting to cast positive payment history through a third-party service.
$1M IDENTITY FRAUD PROTECTION
Available for all adult leaseholders.
ANNUAL PROPERTY VISITS
Once a year Award Property Management will schedule a visit to come check on the property to ensure lease compliance and any deferred maintenance that you may not have already requested.
ONLINE PAYMENTS BENEFIT
All rental payments can be paid in a variety of ways using Tenant’s portal. Available options include ACH, debit and credit cards, along with participating retailers (as applicable). Restrictions of payment methods by the Landlord are permissible should a pattern of delinquency arise and/or persist. Any applicable fees are at the Tenant’s expense.
RETAIL CASH PAYMENTS
with PayNearMe: As an added benefit if you wish you can pay rent or dues in cash at thousands of convenient locations across the U.S.
24-HOUR MAINTENANCE SERVICE
Landlord shall allow access to Tenant to report maintenance concerns outside of normal business hours via the online Tenant portal, or other such means as made available by Landlord.
DOCUMENT STORAGE
All of your lease documents, amendments, renewal documents, etc. are safely stored for you should you ever need them! You can find them in your Tenant Portal in the “Documents” section.
RESIDENT REWARDS PROGRAM
Rewards are earned for paying your rent on time. They are to be accessed online and are activated at Tenant’s sole discretion through use of a mobile application provided by the rewards provider.
VETTED VENDOR NETWORK
Everyone who services your home is screened to exceed our standards for insurance, licensing, and professionalism for the job.
ONE TRIP FEE WAIVER
Once per tenancy, Tenants can request a trip to visit their home be waived. Missed trips occur when a resident forgets about an appointment, engages keyless deadbolts, etc. (Once Annually)
ONE ACH/NSF REVERSAL WAIVER
Award Property Management will grant a one-time waiver of a returned ACH or Check payment fee. (Once Annually)
LATE PAY FORGIVENESS
Good for use once Annually (5 days max. forgiveness, Once Annually)
HOME BUYING ASSISTANCE
Award Property Management is a Licensed Real Estate Brokerage and offers buyer representation services and referrals to residents enrolled in the Resident Benefits Package for the purchase of real property. Compensation and detail of such services shall be agreed upon in a separate Agreement outside of the Lease.
NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property. All services are subject to the terms and conditions of the Resident Benefits Package Lease Addendum.
